EXL Capital Group identifies and underwrites new construction opportunities across the Dallas–Fort Worth market — leveraging established builder relationships and on-the-ground lot acquisition capabilities. Your capital co-funds the build alongside EXL's own equity. Returns are calculated as a percentage of net project profit at close or sale.

Fix & Flip Co-Invest
Shorter cycles, faster capital recycling — acquisition to sale in 4–6 months.
EXL Capital Group acquires undervalued residential properties, manages full renovation through Mizan Constructions LLC, and sells at market value. Your capital co-funds the acquisition and renovation. Returns are paid from net sale proceeds at closing.

Fix-and-flip projects generate returns in the shortest timeframe of any program — making them ideal for investors who want faster capital recycling or who want to evaluate us on a short-cycle deal before committing to longer programs. We manage the full renovation through our own construction arm, not subcontractors we've never worked with before.

Rental Portfolio Lending
Monthly income secured by performing DFW rental properties.
EXL Capital Group's rental portfolio generates consistent monthly income across single-family homes in the DFW metro. Your capital is deployed as a secured loan against a specific performing property. You receive monthly interest payments throughout the term. Principal is returned at maturity.
What your capital is secured against
- A specific, identified, income-producing property with an active lease. We provide the property address, current rent, occupancy history, and estimated current value before you fund.
Monthly deposits to your bank account, deal-level updates on property status, and a final accounting at maturity with principal return.
This is the most conservative program in the EXL portfolio. You are in a creditor position — secured against a hard asset, receiving fixed periodic income. It is designed for investors who want real estate exposure without equity-level risk, or who want a lower-risk entry point before moving into co-investment programs.

Self-directed IRAs and solo 401(k)s can invest in private real estate deals — including all three EXL programs. If you have a self-directed retirement account through a custodian such as Equity Trust, Entrust, or a similar provider, your account can fund a deal the same way a personal account does.
